Arrivals & Departures
– Full payment required at time of reservation for daily and weekly guest, 1st month required for monthly reservations
– Check-in Time is 3:00 pm
– Check-out Time is 11:00 am
Pricing
– Prices are for up to 2 adults. See current rates for additional person charge
– Monthly payments are due in full on the same day of arrival each month
– Monthly rates are subject to change for reservations longer than 1 month
Refunds/Cancellations
– A full refund will be given if daily/weekly reservation canceled at least 7 days ahead of your arrival date
– A 50% refund will be given if daily/weekly reservation canceled less than 7 days ahead of your arrival date
– A full refund will be given if monthly reservation canceled at least 14 days ahead of your arrival date
– A 50% refund will be given if monthly reservation canceled less than 14 days ahead of your arrival date
– No refunds on early departures (standard or ongoing reservations)
– Please give us at least 7 days notice when ending a long term (ongoing) reservation. No fees apply for ending a long term reservation.
General Rules
– Quiet hours are from 9:00 pm to 7:00 am
– We reserve the right to refuse service to anyone
– We do not guarantee the same site, if you choose to extend. Check with the reservation portal for possible extension
– If payment is not received by the close of the 3rd day after due date, power and water will be turned off. Guest will be responsible for $45.00 reactivation fee
– While on the property, please put all cigarette butts and trash in the proper container
– Panhandle Lodging is in no way liable for any loss or damage by fire, wind, theft, accident or any other cause to the personal possessions of tenant or their guests
– Place garbage in plastic bags, tie, and place in the dumpster by the office
– No semi trucks
– No boats
– We reserve the right to refuse continued residency privileges to “offenders” of park rules
– Guests are responsible for the actions of their visitors
– Owner reserves the right to change the rules without notice
Parking and Vehicles
– Two (2) vehicle limit on each site plus your RV
– All vehicles must be in operational condition
– Do not allow any vehicles to protrude from RV site into the flow of traffic
– The speed limit in the park is 10 mph
– No Parking in vacant RV sites
– No parking in grass (campers or cars)
Rig and/or Site Appearance
– All spaces must maintain a CLEAN and tidy appearance
– Do not hang towels, bathing suits, clothes line and/or clothes outside your RV
– Space around and under RV shall be kept neat and free from rubbish, trash, and other items. Garbage and refuse shall be promptly taken to the resort dumpster by the guest.
– We reserve the right to refuse service to any rig based upon its appearance and/or condition
– It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping
– No open flames or fire pits (small personal BBQ grills are allowed)
– Outdoor items should be neat and orderly
– No tires, 55-gallon drums, generators, refrigerators, freezers, coolers and other storage containers are allowed on your site. Storage containers under rig allowed maintained in neat appearance
– RV Skirting is allowed as long as they match the RV (No bare plywood, tarps, or colors that are not similar to RV. Black is allowed)
– Keep all cords, cables and hoses coiled and bundled
– No light duty extension cords allowed
– Holiday decorations must be removed within two (2) weeks of holiday
– No tarps
– Sites who are not keeping these standards will be subject to a $20/week fine
Pet Rules
– All pets to be on a leash in owner’s hand at all times while walking in the park
– Clean up after your pet
– Pets are not allowed in the buildings
– Pets must not dig holes or otherwise create an unsightly appearance on Lot
– Pets are not to be left unattended outside the RV
– Constant or frequent barking will result in you being asked to leave
– No dangerous breeds allowed in the park such as pit bulls, shepherds, dobermans, etc., that could harm someone or their pet
– Limit two (2) pets per lot
- Any guest that does not pick up after their pet will be subject to a $50 cleanup fee.
Electricity
– Electricity is included for daily and weekly stays (Electric vehicle charging may incur extra charges)
– Monthly guests will pay for their electricity usage at the current market rate. Meters will be read on the first of every month. Your payment method on file will will charged automatically. You will receive a notification of upcoming and successful payments.
Late Payments
– Payments not received within three days after the applicable due date will be considered delinquent.
– A late fee of $25-50 may be assessed to a delinquent account.
– Guests are responsible for keeping their account current regardless of whether a reminder or past-due noticed is received.
– If electricity charges remain unpaid after their due date, electrical service is subject to disconnection.
– Payment required to restore disconnected electrical service must be applied to the delinquent electrical charges as required by law.
– Accounts that remain delinquent may be subject to additional collection action and termination of the guest's right to occupy the site.
– If amounts due remain unpaid, the Park may issue a notice to vacate or terminate occupancy and pursue eviction or other remedies available under the occupancy agreement and Texas law.
– Panhandle Lodging will not waive its right to enforce this policy because it has previously accepted a late payment, waived a late fee, or made a payment arrangement with a guest.
– Management may, at its sole discretion and subject to applicable law, approve a written payment arrangement. A payment arrangement does not waive future payment obligations or prevent enforcement if the agreed payment schedule is not followed.
– Guests experiencing temporary financial difficulty are encouraged to contact Park management before the payment due date.
– Monthly reservations that pay weekly or twice a month may be charged a $15 convenience fee. There is no fee when paying in full monthly
– Monthly reservations that pay with cash or check may be charged a $15 convenience fee
Waiver of liability
As the primary guest making this reservation, you are responsible for all other guests staying at your site. You will be responsible if they are not following all policies. Panhandle Lodging is NOT responsible for any incidents with other guests, pets, or any other person that is not affiliated with Panhandle Lodging RV park. Panhandle Lodging RV park shall not be held liable for personal injuries or property damage caused by guests, visitors, or an act of God.
